Scope of Investment in Real Estate in India

Inspite of the global recession spreading its Octopus like tentacles in other parts of the world, Indian real estate business feels itself intact with overall rise in the property business including cities like Pune, Kolkata, Chennai, Hyderabad, NOIDA(UP), sky-high Mumbai or Delhi apart from other residential- cum- industrial areas developing  fast these days. 

 

With the concept of a modern apartment changing to the needs for more infrastructure facilities and comforts of a free-hold bungalow or kothi, the new housing colonies have much more to offer than a mere security guard cabin in addition to the residential units decorated with all conceivable 4-5 star luxuries viz. spa, Jacuzzi, steam, swimming pool (even heated with Italian marble).  Some even have their shopping complexes, multiplexes, school space, servant quarters with an overall ambience never thought of earlier.

 

The reason for the above conceptual change in simple: the boom in stock prices with the oncoming MNCs in search of bigger markets now in almost developed India, the investor tends to translate this boom of one sector into another and keep his stack of money in a safe place.  Add the foreign exchange in-flow generated by the IT brains of India spread over the world, real estate is the only priority to put the dollar income near tech-hubs in India.  This is further encouraged by the low interest rates and easier bank loan offers to materialize the dream of the investors for a good living house for themselves.

 

The Government of India further pushed the positive growth in economy by allowing a 100 percent FDI(Foreign Direct Investment) in construction and development sector in Feb.,2006, to encourage investment in the vital infrastructure sector.  Thus the global investors are welcome to enjoy the lucrative Indian realty market with bureaucratic obstacles much simplified.

 

The FDI relaxation in ceiling of investment has already seen large corporates, both Indian and foreign,  jumping on the real-estate bandwagon to reap the fruits of high returns from their long term investments in the realty sector.  It is time that NRIs grab this one time opportunity  of investment of their valued income in the safest and fastest growing industry in India today.  Nowhere has any property been heard of a depreciation,  ever.
